I started Qualified Home Loans in 2012 because I kept seeing the same pattern: financially capable borrowers being told no — not because they didn’t qualify, but because nobody took the time to understand how they qualified.

Self-employment write-offs misread as income problems. Rental income calculated incorrectly. Solid borrowers failed by a model that wasn’t built for them.

My premise was simple: do the work others skip. Review the full file. Find the program that fits the actual situation. A significant part of our early growth came from stepping into purchase transactions mid-escrow when another lender couldn’t perform. When a contract is at risk and a family is waiting, a yes has to be a real yes.

That’s still how we operate.

Our team works across multiple lenders and programs. Operating as a broker means we’re never limited to one lender’s answer. When one path doesn’t work, we look for another. And we don’t stop until we’ve looked at all of them. Combined with 25 years of guideline expertise, that access is what makes the difference for borrowers who have already heard no.
